The Demand Institute recently did a nationwide study on home prices and made forecasts for the next few years. While the outlook for the country is quite different depending on your location, the Seattle market looks to fare very well in the near future.
The report projected a 12 percent rise in Seattle real estate prices over the next two years. Over the next four years we should be seeing an 18 percent increase in home values. Those numbers represent just one more research outlet viewing real estate as a healthy investment in our market.
The metro region studied in this case was the Seattle-Tacoma-Bellevue market. While Seattle and Bellevue usually track in a similar fashion, Tacoma can be an outlier and is often less reliable when added to a "Seattle market study". Either way, market reports for the Puget Sound region all seem to be pointing upward.

Vancouver, British Columbia has been a favorite international destination of Chinese real estate investors for decades. Immigration laws in Canada have allowed for wealthy foreign investors to "buy" citizenship through a direct investment in the domestic economy, and Vancouver was the poster child for Asian investment.
That investment appeal is now shifting South toward Seattle, as Canada's immigration policies have abruptly changed this year and altered the benefits of buying in these two nearby cities. Canada has ended their policy of granting citizenship to foreign investors, while the United States has recently streamlined its investment program, allowing for an easier route to a "green card" for foreigners.
The U.S.'s EB-5 program has been in existence for years, but its application and review process had previously been painstakingly slow. Created to generate job growth, its applications numbered only in the hundreds per year and investors were wary of being tied up in bureaucracy. Recent changes to the program promise to cure those bottlenecks, though, and as applications are now rising into the thousands per year, it appears that the timing couldn't be better with the change in international interest.

Foreign home buyers on the Eastside already make up a significant portion of the buying market today. The American Academy of Pediatrics and the Canadian Society of Pediatrics state infants aged 0-2 years should not have any exposure to technology, 3-5 years be restricted to one hour per day, and 6-18 years restricted to 2 hours per day (AAP 2001/13, CPS 2010). Children and youth use 4-5 times the recommended amount of technology, with serious and often life threatening consequences (Kaiser Foundation 2010, Active Healthy Kids Canada 2012). Handheld devices (cell phones, tablets, electronic games) have dramatically increased the accessibility and usage of technology, especially by very young children (Common Sense Media, 2013). As a pediatric occupational therapist, I'm calling on parents, teachers and governments to ban the use of all handheld devices for children under the age of 12 years.

RMLS Market Action for October 2013 is hot off the press and it shows that housing inventory in the Portland Metro area dropped to 3.4 months. Inventory was 3.7 months in September and 3.8 months this time last year.
The average sales price is $314,100 which is a slight drop from September but up 13.5% from October 2012. That level of year-over-year increases isn’t sustainable. Historically housing prices have increased about 4% over time and after the bubble crash, we’re still behind that but not by much. [Graphic below infographic]

The November 2013 Case Shiller report was released yesterday. There was a slight dip in the Portland index but a drop of less than a point at this time of the year shows the market remains strong.
Historically real estate has seen about 4% appreciation. If we apply that to the Portland real estate market since 2000 when the Index was set to 100, we can see that the market is still below the line.
As the market climbs, the number of properties with negative equity decreases. We’re looking at a window of roughly October 2005 to November 20008 where the market was above where it is now.  If we had 4% appreciation from here on out, it would be July 2015 when we matched July 2008′s 180.6, thus wiping out all underwater purchases statistically.
The crystal ball doesn’t expect 2014 to repeat 2013′s 13% year-over-year increase but we can see that there is some room to beat the market average.

What does it mean to be resolute?Â
One of my favorite definitions: admirably purposeful, determined, and unwavering.
Wow, who would not what to be admirably purposeful?
This time of year I start asking around about resolutions and the answers are wide ranging from complete acceptance to utter avoidance. For some the beginning of the year is a time to hit the reset button and wipe the slate clean and for others it is a time to be annoyed by all the people who ask about resolutions. Whenever I find a topic that brings such variations in response, I try to figure out what is at the core of these very different emotional responses. Could it be that people just really just hate New Years Resolutions for no particular reason or is there something more profound going on here?
If it was just a simple hatred of resolutions it wouldn’t give me a whole lot to write about, so I’m going to assume that there is more to this disdain than what meets the eye.
People like doing what they are good at and tend to gravitate toward these types of activities. For some planning and goals setting is their forte, but for others it is seen as just another way to fail. It is easy to think back to the years past and all the failed resolutions and want to avoid this disappointment like the plague, but it might not have to be this way.
Why do we fail at our resolutions?
There are a number of reasons fwhy we are unable to keep our resolutions, but I am going to talk about two, taking on too much and not being specific. Here is an example; I want to get healthy, sleep better and be a nicer person. These are all great goals, but they are not specific or actionable. In order for us to feel good about the sacrifices we make as we work toward our goals we have to have little wins along the way, like the mile markers that remind us that we are making progress and moving toward our goals.
Stanford researcher, BJ Fogg, showed us that breaking down a goal into a habit, and then placing structure around that habit will increases the odds of success. Before you can be healthy you need to create smaller habits that will lead your toward your ultimate goal of being healthier. In most cases we know what we need to do, but we don’t do it. For example, I want to be healthier is such a huge and loosely defined goal that it is hard to know where the mile markers are therefore the positive re-enforcement is almost impossible to acquire. It is important to keep the ultimate goal in mind, but break it down into smaller pieces or habits, for example:
1. I am going to drink half my weight in ounces each day
2. I am going to do yoga MWF before work
3. I am going to no eat sweets during the week
BJ Fogg, showed us that we need to break down our larger goals into smaller habits which have done her, but he also told us that we need to create structure around a goal in order to be successful. This is where a great little free app called “Lift” comes in.
How can a smartphone app help me accomplish my resolutions?
Recently I discovered the app Lift and happy that I did. It is a great way to break your larger goals into smaller pieces or habits but it is much more than that. Lift allows you to join in with others throughout the world who are trying to accomplish the same thing. For example, I wanted to start a habit of flossing before bead each night. I found a group of 54K people who were also trying to do the same thing! Immediately I don’t feel so alone and know that there is a community of people that I am part of who are trying to do the same thing.
There are also reminders that are set in the app. For example, every night I get a little reminder from my Lift app at 9:30pm that says “remember to floss tonight.” Reminding me to floss is only part of what the reminders do, they also motivate me. Typically there will be a message following the reminder that says something to the effect of “if you check in tonight, this will be your 9th night in a row!” I can’t tell you the number of times that I have been exhausted with no intentions of flossing and I get that little message that motivates me to keep up my habit.
The layout of the app is very simple. For each habit you are trying to instil, you have a huge green check button that you can click when you complete your habit and there is a sense of satisfaction when I click that button each night. Lift will also show you how well you are keeping up with your habit at a glance. This information is provided in an easy to access and understand format. A quick glance will give you the motivation that you need to keep up the good work or work a little harder.

Well quite a bit actually, and right now if a person has great credit and a down payment they can buy a dream home for two hundred thousand dollars. The State of Texas has always had more affordable housing, even in the luxury end of industry, but if you take that same amount and try to buy a home in Chicago, New York, or Hawaii, and you will not receive very much for your money. Currently a studio apartment on East 54th street in New York is going for $319,000.00, and that does not include the $568.00 monthly maintenance fees.
Right now a home shopper in the Metro area can find three bedroom two and one half bathroom homes that are new construction from the $121,000.00 range and up. Dual income households can easily afford the monthly mortgage payments, and up keep costs. One problem is that those typical thirty year mortgages are harder and harder to come by today. Most home loan lenders want bigger down payments, and a fifteen-year term. They are still gun shy from the fall out of all those sub-prime loans that were approved in the 2000s.
If you do not mind the commute, some super custom luxury homes, in areas like Spring, The Woodlands, Conroe, Magnolia, and Tomball are widely available. The Spring Texas area has been voted one of the most affordable and best places to live by many real estate, and financial publications in recent years. It is perfectly situated for work, outdoor activities, dinning, and entertainment. Add all those previously mentioned attributes to a reasonably, or below market priced home, and you have your own personal nirvana.
Prices remain extremely high in the Galleria, Hedwig Village, Memorial, and Spring Branch area, and unfortunately, $200k is not going allow for the purchase of a mini mansion or personal compound anytime soon. However, looking further west there also seems to be homebuyers frenzy out toward the Cypress, Texas area, and many PGA designed golf courses are popping up out there too.
For persons relocating their families to the Houston Metropolitan area, you will be like a kid in a candy store when you start shopping for a home. The overall lot sizes, options, and amenities in most suburban neighborhoods outshine any state in the Union when it comes to the bang for the buck factor.

Our house was pretty much a gut remodel. All the systems were new-to-the-curb and I was never happy with the HVAC system. We’ve got a high end variable speed furnace with AC but in reality we would have been better off with two separate systems to heat and cool the four floors. One system can’t deal with pumping air evenly. The basement was usually 20 degrees colder than the top floor. I looked into Home Comfort Systems years ago. The cost of the install was about the same as the new furnace and AC we had just paid a boatload of money for.
Fast forward to this year and Home Comfort is now owned by emme. An improved system costs less than half of the original bid. The premiss is that a computer controls bladders in all the ducts and the wireless thermostat in every room tells the system where it needs to heat or cool. Using the fan, it can circulate air from floor to floor to adjust the temperature. The video here is sped up by a factor of 4:
There are three levels of programming available and to be totally honest, we’re using the basic mode as I haven’t taken the time to program the more complicated programs. The thermostat is disappointingly slow in its response time, even after two software updates. It’s on WiFi so at least I could sit at a computer to program. We used to use space heaters in both the home office and our son’s room and those are no longer required. The basement still runs warmer than any of the other floors when the furnace is running but the temp difference is small compared to before. The in-room controllers allow a temporary setting to be held for two hours or to send that room into “saver” mode which lowers the heat/cool for that room until it is turned off.

It’s been a very busy few months since I was last able to post regularly. So I am trying to make up for my selfishness with my second post within a few days. One of the reasons I have been a bit rubbish is because of what Richard is going through. It just reminds you of what it is all about and it has meant that I was spending some of my blogging-time smoking cigars. It was also the fact that the clinic is getting busy and the occasional gap I used to have is no longer. Also there was the fact that I was bricking it. Despite my apparent bravado I was starting to doubt whether I should have opened my gob at all. Who knows, they might have been right about me resigning being a stupid thing to do, and I cannot in all honesty say that I would certainly have been blogging about it if it had turned out they had been right. Not perse because of any of the obvious things (My staff did observe a few “strange” new patient bookings, I did receive a spurious complaint to Companies’ House from a local chiropractor and an obscene complaint [...]

Standing desks or stand-up desks are not a new fad. They've been around since at least the time of Benjamin Franklin, the founding father who used one over two hundred years ago. However, there remains a great deal of controversy regarding the benefits and drawbacks of stand-up desks.
A number of sources agree that standing up while you work gives you more energy and keeps you more alert. The University of Chester performed a study in 2013 that showed heartbeats rose by ten beats per minute because of standing. This increased the number of calories burned each day. In addition, blood glucose levels after lunch returned to normal far faster in those study subjects who stood as they worked.
Others have found that standing helps reduce lower back pain. Users of stand-up desks found that they engaged more fully with their colleagues and felt more ready for action if something called them away from their desk. They felt their minds wandered far less and they stayed more focused. Some users even found that stand-up desks lent themselves to certain “power poses” that benefited physiology, increasing testosterone and decreasing cortisol, the stress hormone.
Stand-up desk users seemed to agree, though, that leg and foot soreness can be a problem. This may be a particular problem for individuals who are just starting to use a stand-up desk user and whose bodies aren’t yet accustomed to the new way of working. More comfortable shoes and an anti-fatigue mat can help reduce this problem. Gradually building up the amount of time spent at a stand-up desk can also help.
If you do opt for a stand-up desk, it's important to get one at the right height. Because each person is different, getting a custom desk built can be prohibitively expensive. A better alternative is to get an adjustable desk. One with hydraulic power can be lowered for occasional sitting and increased to a custom height to suit your individual needs.
Sitting for long periods each day can lead to all manner of illnesses—heart disease, diabetes, vein disease and more. But standing for long periods can also create health risks, especially vein disease.
A Cornell University ergonomics team found that the real solution was simply to move around regularly. If you're sitting at a desk, stand up every 20–30 minutes and move around for two minutes.
